SUMMARY: Property Manager needed at affordable housing apartment complex in Claymont, Delaware


PRIMARY RESPONSIBILITIES: Timely collection of rents and all monies on site, including daily deposits and record keeping; Hire, train and motivate staff; Leasing process including telephone inquiries, greeting prospective tenants, showing apartments, taking applications and deposits, verifying application information, follow-up and renewal; Inspection of property for safety and maintenance needs. Resident issues and relations; Coordination of property maintenance; Budget control including management of vendors and contractors; and Prepares various internal and outside agency reports.


QUALIFICATIONS: Supervisory experience required; this position also requires Industry knowledge and/or Section 8/LIHTC experience; Outstanding resident relations skills; Strong problem solving skills; Computer skills including MS Office proficiency (MS Word and Excel required). Yardi experience a plus but not required; Strong sense of accuracy and dependability; Ability to work independently; Ability to organize and prioritize tasks to ensure accuracy and timely completion; Ability to manage multiple tasks effectively.

PRIMARY RESPONSIBILITIES include daily upkeep and general cleaning duties such as windows, walls, floors, emptying trash, and picking up debris on the grounds and in common interior spaces and vacant apartments. Some landscaping and snow removal required. Light maintenance duties as assigned by supervisor.


QUALIFICATIONS: At least 1 year experience in custodial capacity; Basic maintenance and mechanical skills; and ability to work independently. Candidates must have reliable transportation and the ability to lift heavy equipment such as snow blowers, lawn mowers, and carpet cleaning machinery.

PRIMARY RESPONSIBILITIES: Conduct resident interviews at the move-in stage and annually to identify community needs and interests; Develop, coordinate and implement programs and services to address areas of need and interest; Conduct one-on-one interviews, determine intervention measures; provide appropriate referrals to social service and or human resource agencies; monitor service provision and conduct follow-up assessments; Implement problem solving conflict mediation and resolution through written agreements; Design, develop and distribute a newsletter on a monthly basis; Coordinating Neighborhood Crime Watch and other crime prevention programs; Plan and manage activities to create a community spirit among the residents.
